Our Alt Doc Commercial Loan also allows for declared income to be supported by an Accountant’s Letter or 6 months business trading statements or 2 most recent BAS statements.

Full Doc Commercial Loans

The Full Doc Commercial range offers a flexible fully verified loan with a maximum LVR of up to 75%.

Suitable for borrowers who want the security of a competitively priced loan without the inconvincible of costly annual reviews and line fees required by traditional commercial lenders.

The Full Doc Commercial loan is suitable for both owner occupier and investor, PAYG or Self Employed with loan terms up to 20 years.

Lease Doc Commercial Loans

The Lease Doc Commercial Loan is a flexible loan ideally suited for purchase, refinance or equity release with no income verification other than rental income derived from the security property. Suited to PAYG or Self Employed investors who are unable or unwilling to provide any form of income verification and want the security of a ‘set and forget’ loan without the need for annual reviews and line fees.

The Lease Doc Commercial Loan also offers no minimum Self Employment term.

Some product highlights include:

  • Maximum LVR 70%
  • Lease must have a minimum 24 months remaining and must be arms length
  • Gross rental income from security property must be able to service proposed debt at 1.5 times
  • Loan terms up to 20 years

Specialist Commercial Loans

The Specialist Commercial Loan is a flexible loan with a maximum LVR of 75% and ideally suited to PAYG / Self Employed investors or owner occupiers who have some credit impairment and may be unable to provide full 2 years Tax Returns and Financials, or who have been Self Employed in their current business for less than 2 years and require a ‘set and forget’ loan facility.

Either Fully Verified income or Declared Income (supported by Accountant Letter or 6 months business trading statements or 2 most recent BAS statements) options are available.

  • Self employed or PAYG borrowers
  • Loan terms 15-30 years
  • Interest Only up to 5 years
  • No annual reviews or valuations
  • Annual admin fee 0.1% of loan amount
  • Redraw available
  • Maximum loan amount $1.5m
  • LVR based upon Real Estate value only
  • Purchase or refinance of existing dwellings (no vacant land or construction)
  • Cash out acceptable at Underwriter discretion
  • Defaults under $1k, registered over 2 years ago and a maximum of 5 other Veda credit impairments are acceptable with a suitable explanation
